Liability and Responsibility:

a. Nashville Property Management Group, LLC and its affiliates shall not be held liable for any damages, accidents, injuries, losses, or claims arising from your stay at our property, regardless of the cause.

b. Guests are responsible for their own safety and the safety of all members of their group during their stay. Please exercise caution and adhere to all safety instructions and guidelines provided by Nashville Property Management Group, LLC.

c. The use of the property, including any amenities and facilities, is at your own risk. Nashville Property Management Group, LLC shall not be held responsible for any personal loss, injury, or illness that may occur during your stay.

Property Usage and Restrictions:

a. The rental property is for residential use only. No commercial activities, events, parties, or gatherings are allowed without prior written consent from Nashville Property Management Group, LLC.

b. Pets are strictly prohibited on the premises unless otherwise stated in writing by Nashville Property Management Group, LLC. A violation of this policy will result in immediate eviction and a $250 fine.

c. Smoking is strictly prohibited inside the property. Evidence of smoking will result in immediate eviction and a $250 fine.

Damage Clause:

a. Nashville Property Management Group, LLC reserves the right to charge your credit card for any damages exceeding the amount of the damage deposit. In such cases, you will be provided with an itemized invoice of the charges.

Property Condition and Check-Out:

a. Guests are responsible for leaving the property in a neat and tidy condition. Furniture should be returned to its original location.

b. Guests are required to follow the departure checklist provided by Nashville Property Management Group, LLC.

c. Failure to comply with the check-out instructions or leaving the property excessively dirty may result in additional cleaning fees.

Equipment and Facilities:

a. Please report any equipment or facility malfunctions immediately. Nashville Property Management Group, LLC will make reasonable efforts to have repairs made promptly.

b. No reduction of rent, rebate, or refund will be issued for a mechanical failure of non-essential appliances, including but not limited to dishwasher, washer, dryer, and entertainment systems.

Noise and Disturbances:

a. Guests are expected to respect the privacy and tranquility of the neighborhood. Excessive noise or disturbances that result in complaints from neighbors or require police intervention may result in the forfeiture of your damage deposit.

Bunk Bed Safety:

a. The use of bunk beds and bunk bed ladders is at your own risk. Nashville Property Management Group, LLC assumes no responsibility for personal loss, injury, or illness resulting from the use of bunk beds.

b. Parents are solely responsible for the safety of their children and should exercise caution regarding the use of bunk beds and ladders.

Indemnification:

a. You agree to indemnify and hold Nashville Property Management Group, LLC and its affiliates harmless from any claims, liabilities, damages, expenses, or costs incurred as a result of your stay or any violations of these terms and conditions.

Governing Law and Jurisdiction:

a. These terms and conditions shall be governed by and construed in accordance with the laws of the state of Tennessee. Any disputes arising from your stay shall be subject to the exclusive jurisdiction of the courts in Tennessee.
